STRUCTURE:

Ø Reinforced concrete.

EXTERNAL WALLS:

Ø Constructed of half-foot perforated bricks. Thermic insulation of extruded polyurethane foam in the cavity and internal lining wall of double-hollow brick.

FLOORING:

Ø Floors of Spanish ivory-cream-coloured marble with dimensions of 40x40, placed with a set-square, with decorative border in living'/dining-room and bedrooms of red marble from Alicante 40x10.
Ø Flooring in washing-laundry-room ofgres tiles 30x30. Colour to be determined by the works director.
Ø Flooring in bathrooms and toilet of marble 40x40.
Ø Terrace floors of compressed ceramic tiles 30x30 with decorative border of marble 7x7.

FACINGS:

Ø Vertical faces: plastered and finished in "Periiescayola", coated in plastic paint - colour to be determined by works director.
Ø Horizontal faces: false ceilings of plaster in kitchen, bathrooms, toilets and corridors. Remaining ceilings plastered and properly finished-off with "Periiescayola", with false plaster beam round the perimeter meeting vertical faces.
Ø Vertical faces in bathrooms: Roman travertine in guest toilet; "Serpeggiante" in main bathroom; other bathrooms in ivory- cream; all in plaques of 60x30.
Ø Vertical faces in kitchens: matte tiles of 20x30 with decorative border- colours to be determined by works director.

INTERNAL CARPENTRY:

Ø Interior doors with oak-wood finish and varnished (pre-fabricated), edged and overlapped, with brass fittings, decorated with door panels.
Ø Wardrobes with lattice doors in the same finishing materials as internal doors. Interiors of wardrobes lined with veneer in colour to be determined by works director, with chest of 4 drawers, shelf with clothes rod and shoe rack.
Ø Main entrance door in oak wood ready to varnish, overlapping, with staves and decorative studs and two soffits on its interior face, incorporating "anti-lever" hinges and 5-point security lock housed within the frame and door-edge.
Ø White lacquered aluminium with 6 mm. double glazing and air cavity, multi-point security locks; sliding, folding or swinging, depending on the type of aperture. Totally motorized shutters in white aluminium.
 

PLUMBING:

Ø Copper tubing for hot and cold water system; drainage/sewage network in P.V.C. according to regulations; hot water produced by electric water-heaters, one of 100 litres and two of 150 litres.
Ø White sanitary ware, hydro- massage baths in bathrooms, and chromed mixer-taps with chrome/gold edging; external thermostat in bathrooms.

CLIMATE CONTROL:

Ø Heating and air-conditioning system comprising: under-floor heating system, electrical in bathrooms, and by hot water in remainder of dwelling.

ELECTRICAL SYSTEM:

Ø According to regulations, with high level of supply and BJC mechanisms or similar of top quality to be determined by director of works.

TELEPHONE AND TELEVISION:

Ø Installation of sockets for telephone, TV and data-reception in all bedrooms and living/dining-room, with satellite TV signal for the whole community, comprising three satellite dishes.

SECURITY ALARM:

Ø Installation of complete alarm system (excluding connection contract) with volumetric detectors in each room.

KITCHEN:

Ø Fully fitted, with granite worktop; completely equipped with Bosch or similar appliances, comprising vitro-ceramic hob with four rings, self-cleaning oven, extractor hood, fridge-freezer, dish-washer, washing-machine/dryer, single basin and drying rack in kitchen and sink in laundry.

GARDENS:

Ø Similar to previous phases, according to design by the architect Melvin Villarroel, including swimming-pool of irregular shape, interior pathways of coloured concrete, lighting and automatic irrigation for the whole complex, external wall and access gates with automatic opening mechanism.

OTHER FEATURES:

Ø Fireplace in living/dining-room constructed on site according to works director's design.
Ø Safe in main bedroom.

may be deemed necessary by the works director, provided that the level of quality is maintained.
